Requirements

  • Provide superior customer service at all times
  • Conduct phone, internet, leasing presentations according to company guidelines
  • Follow through on all leads until they are considered "dead"
  • Update unit availability daily?to provide the leasing staff with?current availability
  • Update advertising and social media sites daily
  • Promote the property through various marketing techniques
  • Maintain up-to-date knowledge of market conditions and trends
  • Maintain all resident files, ensuring completeness and accuracy of all paperwork
  • Maintain a calendar of scheduled move-ins, ensuring all move in appointments are completed and all apartments are inspected and compliant with company standars prior to move-in
  • Prepare and deliver all formal notices in accordance with state law and company standards.?
  • Process service requests and route to maintenance.? Conduct service follow up on all service requests the following day
  • Conduct move-out inspections. Prepare statement of deposit accounts ensuring all are accurate as stated on the move out inspection report.? Ensure statement of deposit accounts are completed in a timely manner and comply with state laws
  • Post all rents, deposits and fees - make daily deposits per company guidelines
  • Maintain all account records and transactions including NSF's, rent allowances. concessions, rent increases and other management approved debit and credits
  • Initiate all eviction proceedings per company policy and state law.? Follow through until completion
  • Prepare weekly and monthly reports as directed by the Community Manager
  • Conduct bi-monthly property inspections, issuing notices to non-compliant residents and reporting any needs to the service manager
  • Demonstrate ability to resolve resident concerns in a timely and professional manner and direct pertinent issues to the Community Manager
  • Enter purchase orders and process invoices in a timely manner per company policy
  • Work with existing residents during the renewal process.? Prepare renewal letters, ensure reports are up to date
  • Job requires 1-2 weekends per month
  • Other tasks or duties assigned by Community Manager
